7. Types of tenancy

We recognise that there are a variety of types of tenancies that registered providers will use. The choice of which type of tenancy to use should be made so as to maximise the suitability and sustainability of the tenancy taking into account:

  • the security of the current tenancy and its affordability
  • the need for transferring tenant to be no worse off with regard to their security of tenure after a move (unless the tenant has made an informed choice to move to a property with less security of tenure)
  • the need to make good use of existing stock by giving incentives to downsize from larger under-occupied properties to smaller properties
  • the age and frailty of the prospective tenant
  • the vulnerability of the prospective tenant and their household
