In UK there’s a law on overcrowding, which means that certain amount of people only should live in the property. If there’s more people in the property that it is allowed – it will invalidate the Landlord’s home insurance and make it illegal to live in the property.

Most of the properties in the UK are being rented out without furniture, and, at the end of rentals – all the furniture should be moved out. You need to ask the landlord weather they are leaving any furniture in the property to be able to judge what you will need to buy. Please read further guidance on furniture and removals.

You can find guidance on bills on this page.

Assurances for landlords:

  • Guests are asked to complete a ‘home maker referral’ prior to renting a property. This provides them with a clear idea of their affordability for a property to ensure there is no rent shortfalls. This assessment is done independent from the council and takes into consideration guest’s access to universal credits, their income and any other streams of income
  • Rent in advance as required
  • Top up to initial rent shortfall
  • Full rental covered in unforeseeable circumstances e.g. delays in benefits being processed

Incentives for landlords:

Landlord incentive grants will be based on the monthly rental of the property. A landlord will receive one month’s rent if the guest enters a 6-months tenancy and will receive two month’s rent if a guest enters a 12-months tenancy.
