Our repairs service

During this period of lockdown, we have accumulated a backlog of repairs. To help us deal with this backlog we have produced a Six Phase Repairs Plan to make sure we carry out repairs to your property in a timely manner using an organised approach. As Government restrictions are lifted, we will look to move back to completing repairs in line with this plan.

 

As usual, repairs will be carried out by Ian Williams and their supply chain of sub contractors. There will be a lot of work to do over the following months as we work to get back to a normal repairs service.

 

Please be aware that some repairs may take more time to complete as we will be taking extra steps to keep us all safe. If we need to come into your home to complete a repair all of our operatives will wear the appropriate PPE as and when required, and clean the working space. It is likely that you will be asked to go into another room to give us space to work and to make sure that social distancing measures are carried out. We will make sure there is minimal contact with operatives entering your property to complete these repairs.

 

 

Gas Safety Checks

Every year, people die and are seriously injured by poorly maintained gas appliances. We are making every effort to abide by statutory safety obligations, such as annual gas safety inspections, particularly as people are spending most of their time at home.

 

If you are self-isolating due to Covid-19 symptoms, you should inform the Housing Repairs team who will rearrange the gas safety check to take place after your isolation has ended.

 

If you are shielding and have received an NHS letter, we will balance the risk presented taking into account factors such as the age and type of appliance, previous maintenance history and date of the last gas check. In some situations, this might indicate that the gas safety inspection should still go ahead. In such a case, prior arrangements should be made to avoid any face to face contact, for example when answering the door. The operative should be up to date with the latest guidance on how to work safely.

Whether you are self-isolating or not, we still have a statutory duty to carry out the gas servicing in your home to ensure your gas appliances are safe.

Our operatives will ask a set of pre-screening questions before carrying out any works and will adhere to the Public Health Guidelines on social distancing.

To ensure there is a two metre distance at all times, the operative may ask you to move into another room in the property if possible while works are carried out.

Further, the operative will wear Personal Protective Equipment (PPE) and ensure all surfaces are wiped down.

Should anyone have concerns regarding their gas service please call our Housing Repairs Team on 01395 517458 to discuss further. If you smell gas, or if you have concerns about the safety of your appliances, you should call the gas emergency service provider on 0800 111 999, and switch off appliances until the gas emergency supplier, or a registered gas engineer, has attended and advised that the appliances are safe to use.

Planned/Programme Works

At present all of our Planned Works Contracts e.g. Kitchen/Bathroom Modernisations, heating upgrades, external refurbishment/decoration, re-roofing, fire safety work etc. are on hold as all the Contractors we currently engage with have stopped delivering such work due to COVID 19.

Whilst work has stopped on site our internal Planned Works Team are busy with preparations for the 2020/21 programmes so that these can be delivered once the current restrictions are lifted and Contractors return to work.

Cyclical Servicing/Compliance Works

At present it is the intention to continue with a cyclical servicing/compliance programmes e.g. electrical testing, legionella checks, overhead track hoist servicing, lift/stairlift servicing etc. to ensure your homes remain safe.

Much like gas our operatives will ask a set of pre-screening questions before carrying out any works and will adhere to the Public Health Guidelines on social distancing whereby the operative will ask you to move into another room in the property if possible while works are carried out to ensure there is a 2 meter distance at all times. Further, the operative will wear Personal Protective Equipment and ensure all surfaces are wiped down.

If you are shielding or self-isolating due to being in a vulnerable group, the same procedures will apply.

If you are self-isolating due to you or one of your family members displaying symptoms of Covid-19 or have been diagnosed with it, please call our Housing Repairs Team on 01395 517458  prior to your appointment to ensure we put suitable measures in place to safeguard you and our operatives or that we can answer any questions/put suitable measures in place.

Unless situations dictate e.g. to enable essential repairs to be carried out our specialist Contractor will not be carrying out any routine asbestos management surveys until the current COVID 19 restrictions are lifted.
