Dampness and mould are becoming a significant problem in some of our properties but most cases are due to condensation and you can take many steps yourself to avoid this.

Condensation occurs when moisture carried by warm air reaches a cold surface and makes the surface damp.  It can cause damage to decorations, floor coverings, clothes and bedding and may lead to mould.

You can limit condensation and mould growth by ensuring that there is less moisture in the air and the property is adequately heated

Tips to help reduce condensation:

  • use your heating system correctly, according to the instructions
  • keep your home warm enough to avoid any cold areas and surfaces
  • wipe dry any surfaces that do become wet with condensation
  • keep lids on any boiling pans
  • ensure kitchen and bathroom fans are switched on and working
  • increase ventilation by using trickle vents and keeping windows slightly open
  • avoid using paraffin or portable gas heaters
  • keep kitchen and bathroom doors closed and use extractor fans (where installed)
  • don't block up any airbricks or vents
  • vent tumble dryers to the outside of the property
  • dry clothes outside rather than inside the property
  • ventilate behind wardrobes and cupboards by leaving an air space between them and the wall behind
  • make sure that the soil level outside your home is below the damp-proof course and that soil does not block air bricks

For more information on this, please see our guide on how to avoid dampness and mould from condensation.

Where mould does appear clean with an anti-fungal solution or a dilute bleach and water solution (please read the instructions and wear protective gloves).
